We like to ensure all our guests are prepared for their stay. We're here to help plan your perfect Catskills trip- If you have other questions we haven't covered here please reach out and we'd be glad to assist you!
When you book direct you pay less with no taxes and third party booking fees. Booking direct gives you additional benefits like priority check-in, welcome snacks on arrival and you get first dibs on special offers. You can book directly on our website here.
During the week we offer 1 night stays, weekends our minimum stay is 2 nights and on holidays a 3 night minimum. We like our guests to fully enjoy their time here and feel 3+ nights is most ideal!
The cabin is in Prattsville, NY- located in the great northern Catskills on 8 acres of land.
Check-in is 3 pm on the day of arrival. Check-out is 10 am on the day of departure.
You won't need to go anywhere to pick up or drop off keys. A week prior to your check in you will receive your personal keyless entry code. Just arrive at the cabin and use the code provided which will be active for the duration of your stay. If you need help with access or information at any time, don't hesitate to contact Umi 201-615-2213.

Yes, the cabin has high speed wireless internet as well as Youtube Live tv. It is a smart tv and are welcome to sign in to any of your streaming services.

We have a strict no pet policy
RENTAL AGREEMENT + HOUSE RULES All rules must be followed to avoid immediate eviction and termination of rental with no refund. - Up to 6 guests permited - Must be at least 25 years old to rent and must stay on the property every night of the booked dates - Check-in: After 3:00 PM - Check-out: 10 AM
- No pets are permitted on the property - No Parties or Events - No shoes in the house - No smoking of any kind in the cabin - Please review all of check in and check out information sent via e-mail - Be a good neighbor! While remote, we ask that you respect our neighbors privacy by not wandering on their private property RESERVING GUEST + REGISTERED GUESTS
-Reserving guest must be 25 years of age or older to reserve the home and must provide government issued ID. The reserving guest is responsible for communicating all rules to the registered guests.
-Reserving guest must provide a list of each guest over the age of 18. These are the registered guests. No unregistered guests without prior approval.
HOT TUB
-Maximum of 6 guests may use the hot tub at any given time.
- The bromine floater must stay in the hot tub to maintain the pH balance. Please do not remove or put in the filter section.
-Please rinse in the shower prior to entering the hot tub to ensure a clean hot tub.
-If hot tub requires a drain and refill due to excessive dirt, broken glass or products not suitable for hot tubs, guests are responsible for the $400 fee.
SEPTIC TANK
-This home has a septic tank. Absolutely no items other than human waste and provided toilet paper are allowed to be flushed down the toilets.
NO PERMANENT RESIDENCE
-Guests agree that use of the property is on a temporary and transient basis only; that guest may not use the property as a permanent residence; and that guest’s permanent residence is and will remain elsewhere than at the property.
Payment & Fees We require 50% down upon booking your reservation and the remaining balance is due before 30 days of arrival. Cleaning Fee: $130 Management Fee: $75
Processing Fee: 3%
Security Deposit: A $500 Security Deposit hold will be placed on your Credit Card 3 days prior to your arrival and will be released within 48 hours after your departure as long as no damage was incurred by the guest.
Cancellations Cancellations before 30 days of arrival will receive a refund of monies paid, less a booking fee of $100. Cancellations within 30 days of arrival, late arrival, or early departure receive no refund. If your dates are booked by another party, we will gladly refund the nightly rate that the new guests paid minus any additional booking platform fees. No refund will be provided for nights that we were not able to rebook. All cancellations must be in writing and are irreversible. I highly suggest purchasing travel insurance to protect yourself against unforeseen reasons for cancellation. Natural Disaster & Unforeseen Circumstance There are no refunds for natural disasters or other major events that are out of our control. We highly encourage you to purchase trip insurance to cover your stay in case of a natural disaster or other major event. Depending on the type of trip insurance you purchase, you are usually eligible to be reimbursed by the insurance company for the amount that we do not refund.
We offer trip insurance through a third party which can be purchased upon booking your stay. We highly recomend either purchasing it through our third party travel insurance company or on your own.
Be sure to carefully read the insurance that you purchase so you know which cancellation reasons are covered and which ones are not. The Cancel For Any Reason is highly recommended.
The Catskills Mountain House is stocked with everything you will need for a comfortable stay including the following: Linens: All bedding, pillows, towels and robes Kitchen Essentials: paper towels trash bags as well as dish soap, utensils, cooking utensils, knife set, plates, cups, pots and cast iron pans, microwave, gas stove, toaster oven, wood burning stove (no oven), grill and grilling utensils, pizza stone, mini refrigerator and a full size refrigerator and freezer downstairs
Dual coffee maker with coffee pods and carafe, coffee filter, tea bags, sugar, honey, syrup, salt + pepper, a variety of spices and grilling rubs, cooking oil, cooking spray
Bathroom Essentials: toilet paper, tissues, hand soap, lotion, hair dryer
We also provide non-toxic personal care products from Public Goods, including shampoo, conditioner, body wash, hand soap, dish soap and lotion
We have children utensils, bowls and plates as well as a pack n' play
There are a few places you may pick up groceries on your way in: Jim's Great American is about an 8 minute drive and is a small grocery store which carries all your basic needs
Catskill Min Wine & Liquor- located right next to Jim's Great American
Tops Market is located in Tannersville, NY about a 30 minutes away
There is NO SMOKING of any kind in our cabin. If we find that you have smoked in the cabin, there will be a minimum $400 fine charged. If you smoke outside, please dispose of your cigarette butts properly and do not leave them on the ground or off the balcony
Although we do everything possible to make your stay as pleasant and carefree as possible, we cannot control or be responsible for the weather or any other unforeseen circumstance that may affect your stay. There are no refunds for natural disasters or other major events that are out of our control. We highly encourage you to purchase trip insurance to cover your stay in case of a natural disaster or other major event. Depending on the type of trip insurance you purchase, you are usually eligible to be reimbursed by the insurance company for the amount that we do not refund.
We are in a mountainous area with lots of hills. During the months of Dec-April four wheel drive or all-wheel drive with good tires is a must!
We have a plow service who plows our entire driveway and Cohen Rd. after 4" of accumulation and will also shovel the deck for easy accessibility. Shoveling service is not provided mid stay but we do have 2 shovels as well as salt you are welcome to use if necessary.
We are in a woodsy area so insects and wildlife are very common!
We mostly see friendly animals that will not harm you but we have seen a bear a few times that tried getting into the garbage.
We do have tiki torches but please bring your own insect/tick repellent spray and make sure to keep garbage cans tightly sealed at all times and do not leave food out or in your car.
In general it's always good to be aware of your surroundings while enjoying the beauty of being in nature!
